Buying an apartment in Bulgaria on instalments — what should you compare?

Instalment terms apply to the listing, not the whole complex
On fortnoks.pl, the “Cash or instalments” label means you can choose your payment method. Every property with this label can also be bought for cash. “Cash only” means instalments are not offered for that listing. Apartments in neighbouring buildings may have different terms.
Terms for selected Bulgaria Okiem Tubylca listings
For instalment listings from our website, the initial payment is 20% or 30% on signing the preliminary agreement. The remaining price can be spread over up to 7 or 10 years, depending on the listing. The annual interest rate is 3.5% or 5% for terms of up to 3 years; 6.5% for up to 5 years; and 9.7% for longer terms of up to 7 or 10 years. The applicable option is confirmed for the selected property.
New developments have their own payment schedules
We do not apply resale payment terms to new developments. In some projects, the initial payment is divided into stages, and a specified portion of the price may qualify for an interest-free period. Always check the current apartment details and ask for a payment schedule based on its price.
Before making a decision, ask for a full calculation
Compare payment amounts and due dates, the annual interest rate, how interest is calculated, the total amount payable and the early repayment conditions. Also establish when you can use the apartment and when ownership is transferred. A simple price breakdown on the website does not replace an individual payment schedule.
